Short answer

A broker who handles escrow must follow rules for signed papers, deposits, records, and payments. The broker cannot change a signed paper without permission. Money must be placed in the right account on time and paid out under written instructions.

What to know

Key points

  • Do not ask anyone to sign a blank escrow form.

  • Give people copies when they sign.

  • Deposit money by the end of the next full workday.

  • Keep records and follow written payment instructions.

What this can look like

A buyer signs escrow instructions on Monday. The broker gives the buyer a copy, keeps the signed record, and handles the deposit by the deadline.
